Surrounding Communities

The city's surrounding communities offer a delightful mix of rural bliss, urban style, and suburban convenience - each with a distinctive character and charm. Superior roadways mean you can get anywhere in the area in 30 minutes. Just beyond the city limits, growing municipalities like Brandon, Colton, Crooks, Harrisburg, Hartford, Humboldt, Lennox, Tea, Valley Springs, and Worthing all are growing rapidly.
Many of these communities are experiencing progressive growth and have been hailed by various sources as wonderful places to live. Quality-of-life features include lower tax rates, lower crime rates, easy commuting access to major commercial centers, excellent schools and strong parks and recreation opportunities. Neighborhoods

Multifamily Living
Many different types of apartments are located throughout Sioux Falls. In the city's historic downtown district, units are located above storefronts or in renovated buildings. Small to midsize apartment buildings and converted homes are located throughout central Sioux Falls. These lie within easy reach of downtown and also several hospitals, colleges and schools.
Newer complexes are the norm, moving toward the outlying sections of Sioux Falls. Apartments here tend to be larger, with more standard amenities and higher rents. Condominiums, manufactured housing parks and senior options also are available throughout the city in various price ranges and styles.

Central
Like many cities, Sioux Falls developed outward from its center. The center of town is unique, historic and home to longtime residents. The Cathedral neighborhood - one of the city's five historic districts - consists of turn-of-the-century homes, including the Pettigrew Home and Museum. A hilly, cobblestone street in the west 500 block of W. Sixth Street reminds residents and visitors of the city's history, and offers a magnificent view of downtown Sioux Falls, located just a few blocks to the east.
The McKennan Park neighborhood has many classic-style homes along tree-lined boulevards. The homes are well-kept, high quality and offer a blend of character and convenience for those who desire a centralized location. The area surrounds McKennan Park, and features several schools and a health care facility.
Park Ridge/Sanford, a little farther west, features some of the city's most diverse housing options - from small bungalows to large split-levels. Park Ridge/Sanford is located near area universities and colleges and draws younger residents who appreciate its proximity to downtown culture and entertainment. Growing families who enjoy the easy access to outdoor recreation, the zoo and education and health care facilities are also attracted to this neighborhood. The average price fo the homes in the central part of Sioux Falls is around $115,249.

Northeast
When Washington High School outgrew its downtown location (now the Washington Pavilion of Arts and Science), the school moved to a new facility in northeast Sioux Falls, just east of I-229. This relocation set in motion a flurry of activity as homes, churches and businesses followed suit.
Residential developments on the northeast side of the city are comprised of homes with prices listing at an average price of $307,714. Also on the Washington campus are Anne Sullivan Elementary School and the Kenny Anderson Community Center, a place for students and families to gather after school, in the evenings and on weekends.

Northwest
Northwest Sioux Falls is alive with new construction. Interstate 29 provides residents with easy access to the airport, Sioux Falls Arena and Sioux Falls Convention Center, and Sioux Falls Stadium. The growing program at Southeast Technical Institute is one reason for the surge of new developments in the area, along with one of Sioux Falls' biggest employers, LodgeNet, relocating to the area.

Southeast
As roadways like Southeastern Avenue and east 26th and 57th streets have become increasingly busy, various housing developments have emerged along the way. Neighborhoods in the southeast Sioux Falls area enjoy easy access to malls, schools, fitness centers, parks, restaurants, shopping centers and the interstate system. More important, these residential areas maintain a friendly neighborhood environment.

Southwest
Roosevelt High School and Memorial Middle School have provided a solid foundation for the rapidly-growing neighborhoods that have formed in southwest Sioux Falls. Roosevelt Valley is a compilation of diverse neighborhoods. A few blocks northeast of Roosevelt Valley is Kingswood/Silver Valley, a more established neighborhood that's just a quick commute to other parts of Sioux Falls. Here, professional couples and growing families enjoy more contemporary homes and quiet neighborhoods.
